Basement ADU Conversion
Converting Unfinished Basement Space Into a Permitted ADU
Overview
This project involved the full conversion of an unfinished basement into a legal accessory dwelling unit (ADU), creating an independent living space designed for long-term rental income and increased property utility.
Project Scope
– Permitted basement ADU conversion
– Installation of egress windows
– New electrical service and panel upgrades
– Bathroom and kitchen installation
– Plumbing system modifications
– Perimeter drainage improvements
– Waterproofing and moisture mitigation
– Interior framing and finish workKey Challenges
One of the primary technical challenges involved plumbing fixtures located below the elevation of the main sewer line. Specialized drainage and plumbing solutions were implemented to ensure proper long-term functionality and code compliance. The project also required exterior drainage improvements and perimeter drain work to protect the new living space from moisture intrusion.
Outcome
The result was a fully functional, code-compliant basement ADU capable of generating rental income while substantially increasing the usable square footage and overall property value.
Value Creation
This project demonstrates how underutilized basement space can be strategically repositioned into a high-performing asset through thoughtful planning, permitting, and construction execution.
